The 50 most expensive stations of the Seoul subway

The figure shown is the median transacted apartment sale price divided by the exclusive-use floor area (전용면적), in won per square metre, across every qualifying sale within 800 m of the station. It comes from the MOLIT (국토교통부) real transaction price system: 523,359 apartment sales contracted between 12 September 2024 and 11 September 2026 were downloaded, and 134,411 of them fell inside a station catchment. Cancelled contracts are dropped and stations with fewer than 30 sales are left out, which prices 381 of the 421 stations. Station names appear exactly as the game stores them, in romanised form. The top of the ranking is one place: the south bank of the Han river. Sinbanpo leads at ₩55,478,260, ahead of Express Bus Terminal Station, Seoul at ₩48,275,050 and Apgujeong at ₩47,478,872, then Banpo (₩41,857,956), Jamwon (₩40,222,406), Daechi (₩38,244,242), Sapyeong (₩37,498,427) and Jamsilsaenae (₩37,364,166). Thirty-nine of the 50 sit in Gangnam, Seocho, Songpa and Yongsan, and the same four gu lead on mean rank across the whole network, with Dobong, Gangbuk, Geumcheon, Jungnang, Nowon and Guro at the other end. By line, 16 of the 50 are on line 9 and 12 on line 3. Now the limits, plainly. Only apartments are counted: detached houses, 연립 and 다세대 low-rise villas and officetels are excluded, so low-rise districts rest on fewer and more selective sales. The area used is 전용면적, exclusive-use area, not the larger 공급면적 that Korean listings and press coverage normally quote, so these per-square-metre figures run higher than the numbers readers are used to seeing. It is a transacted price, not an assessed value, with no control for building age, floor or complex quality. The 800 m catchments are circular and overlap, so two adjacent stations can share the same complexes. Geocoding comes from OpenStreetMap, so a complex that is not mapped is missing rather than misplaced, and 40 stations carry no figure at all because they had no sales in catchment or fewer than 30.
